Protecting Yourself Through Inspections and Warranty

Buyers
Nothing gives you peace of mind as you enter the final stages of home buying like a thorough home inspection. 
A professional inspection of the entire household systems, structure and appliances prior to closing can lessen the chance for surprises.  Even if you've arranged to have an inspection, you should still plan to take a "walk - through" of the property with the Seller immediately before the final papers are signed.

Sellers
Sellers too should consider having a licensed inspector complete a full inspection of the home they are about to list for sale.  The knowledge a Seller gains from a home inspection gives them the opportunity to fix, repair, replace systems needing TLC.  This avoids the risk of a Buyer pulling out of a deal, when they find something during their inspection that could have been addressed if only the Seller had completed an inspection prior to listing the property for sale.  Often times, Buyers may waive their right to an inspection if the Seller can show a completed inspection report and that the items found have been repaired as needed.  This due-diligence by the Seller can save the deal.

Home Warranties   
Also, a Home Warranty can protect sellers before the closing and buyers after the closing against the failure of major home systems during the warranty period.  Sara can offer Buyers and Seller's a like a Home Protection Plan through HSA Home Warranty.  This plan will pay to repair or replace items such as heating and cooling units, plumbing and electrical systems and appliances for 13 months after the sale.   Also, when representing the Seller, the home warranty can cover items such as an old air conditioner that decides to give out in the middle of a hot humid summer day, just as you are expecting prospective buyers to walk in the door.  Whatever could go wrong during the period of time the house is listed for sale will be covered.  Since the warranty is transferable, the home will be covered for a full year after the closing to protect the buyers in their first year of home ownership.  A win-win for all concerned.  This becomes a marketing tool to entice buyers to look seriously at your property when they know their is a transferable home warranty.
