1.What is a HUD Home? It is not 'low end housing'. A HUD home is acquired as a result of a foreclosure on a FHA-insured mortgage. They vary in price, location and condition.
2. Are HUD homes only available in certain counties? No, they are available in nearly every county!
3. Who can purchase a HUD home? Anyone!! You do not need to sign up for any special program or apply. Just contact me today to help you find your home. Investors or an owner-occupant may purchase a HUD home.
4. How hard is the HUD buying process? It is a bidding process and can take 45-60 days to close once you have an accepted contract.
5. How do I view the inside of a HUD Home? Contact Shannon Byrdsong today or any member of THE BYRDSONG TEAM.
6. Will HUD pay my 'closing costs' for me? Yes they will! And they pay your Realtors commissions!
7. Do I need to get these home inspected once I have an accepted contract? Yes, you can certainly view the (PCR)-Property Condition Report. But always get the home inspected by a certified home inspector. The Byrdsong Team can assist you with finding a home inspector.
8. How are HUD homes priced? At fair market value. You can offer less than what HUD is asking for the home, but remember...it is a bidding process & you can lose the bid!
9. Is there a catch? Or do I really only have to put $100 down? It's true, as long as you are approved for a FHA loan-your downpayment is only $100!
10. What are other incentives for purchasing a HUD home? There is a $1000 credit given to you at closing as the buyer if we write a contact on the home within the first 30 days of it going on the market!
